Current Commercial Projects

At Syvan, we purchase underused commercial or industrial buildings, re-think them in an innovative way, lease them and then hold long term. In this manner, we are often able to take a building that is vacant or under-utilized and revitalize it such that new employment for the area is created and the neighbourhood is improved. Among our completed commercial development projects are:

All of the above were not up to their potential on purchase. After updating and fully leasing these properties, we continue to own and manage each of these. Some, like 75 King Ave. W. in Newcastle, have been owned by us for over 20 years. See a selection of the above projects and more under Properties.  


Syvan Developments Limited, in a 50% partnership, completed eight industrial buildings for tenants and for sale at the Oshawa Boundary Mall.  To view this project click on "Properties" button above then click on "1143 Wentworth". Syvan Developments Limited continues to own and manage two of the eight buildings.  The other six were sold after completion.


New Construction
Occasionally, Syvan Developments Limited develops a new building in strategic locations. Recently we added a 3000 sq.ft. addition to a 150-year-old historic building in downtown Newcastle.

Residential Development Experience
In 1989 - 1990 Syvan Developments Limited developed 42 single family lots in Clarington. Services provided by Syvan Developments Limited included roads, sidewalks, sanitary and storm sewers, municipal water and hydro. Syvan Developments Limited, as 50% owner in Foster Creek Developments Ltd. completed the development and servicing of approximately 275 lots from 1985 to present. The complete development process was handled by the principals, including subdivision design, rezoning where necessary, negotiation of development approvals with the local, regional and provincial levels of government, negotiation with the Ministry of the Environment, Conservation Authorities, School Boards, etc., arranging complete financing including performance bonds and letters of credit, negotiating the sale of lots, overseeing and completing the construction of the works for the municipality.

Management-Landlord Experience
With the exception of larger projects outside the province of Ontario, Syvan has always managed all of its own properties. With over 30 years of management experience our tenants find us to be professional, reasonable and quick to address problems and concerns.
